ABSTRACT
Reliable quantity take-off (QTO) and cost estimation are essential for reducing design conflicts and quantity discrepancies in construction projects. This study evaluates a 3D Building Information Modeling (BIM) workflow for structural and architectural works in the University of Jember RSPTN Building A+ using Detail Engineering Design drawings, project BOQ, and the 2024 Jember unit-price analysis. The workflow includes 3D modeling, clash detection, BIM-based QTO, validation against conventional quantities, and cost estimation. Clash detection identified one door-wall conflict. Across the analyzed work packages, the reported relative discrepancies between BIM and conventional quantities ranged from 0.00% to 0.06%, while the BIM-based estimate for structural and architectural works reached Rp3,525,750,877. The findings indicate that BIM provides an integrated information base for design coordination, quantity verification, and cost planning. The study presents a case-based validation workflow that links model coordination, QTO, and cost estimation. Because project scheduling was not integrated, the research is positioned as a 3D BIM application supporting cost estimation rather than a full 5D BIM implementation.
